How To Maintain Your Roof

Your roof protects you and your family, so make sure you protect your roof. Maintenance will help to ensure you get the most life out of your roofing. The key to ensuring the longevity of your roof is to do preventative maintenance. Your warranty may say your roofing will last for 20 plus years, but that is assuming you take the proper precautions in preserving your roof. The life expectancy of your dog is around 10 years, but that’s assuming you feed him, exercise him, and take him for regular check ups at the vet. Your dog could live much longer than 10 years, or much less than 10 years depending on how well you care for him. Your roof is the same way.

 

The best way to know if your roofing is in need of maintenance is to regularly inspect it. The National Roofing Contractors Association recommends you inspect your roof twice a year, or every six months. The best times are in the spring, and in the fall. It’s a good idea to inspect your roof before the harsh weather seasons to ensure you won't have any problems elsewhere during the extreme weather.

 

When inspecting your shingles, look for shingles that are cracked, curling, or buckling. Promptly replace those shingles to prevent further damage to your roof. Damaged shingles can cause water damage and an array of other costly impairments. You may find moss or algae on your roof. While dark spots are usually only a cosmetic issue, sometimes excess moss and algae can mean your roof isn’t drying properly. This usually happens if you have trees over your roof or you live in a high humidity area. You can get rid of it by gently scrubbing on a moss remover. Here are some of the basic tools you want to have on hand to handle most general roof maintenance; you will need a hose, roof cement, chisel, replacement roofing material, utility knife, hammer, nails, caulk, and a  hacksaw. Always wear rubber-soled shoes for traction. On steep roofs, use a ladder framework and safety ropes as well.

All roofs leak at one point or another, and all you have to do is just fix some shingles. Minor roof leaks may be mended without the help of a professional roofer. Here is some information that can assist you on how to identify problems and make repairs to flat, shingle and wooden shake roofs. You should try to work on your roof on a day when the roof is dry to prevent accidents.

First you have to check for damage in the roofing material directly above where the leak is coming in. This will likely be easier to find on a flat roof, but leaks can also come into the house a good distance from where the actual roof damage is located. If your roof is slanted, inspect areas on the roof that are higher than where the leak enters the home. And if you have an attic, inspect it with a flashlight for water stains, black marks or mold. Using a torch or other open flame heat source isn't recommended since asphalt shingles may be flammable, and regardless of whether they are flame retardant or not, excess heat will ruin the shingle. Then reattach curled-back shingles after straightening with a generous amount of asphalt roof cement or compound around the exposed edges.

Check if you need to replace damaged shingles. If the shingle lifts off the roof with little effort, breaks, or simply crumbles, then it needs to be replaced. Here are some crystal clear steps to go about replacing your damaged shingles. First, remove the old shingle by lifting its edges and prying out the nail. Then scrape the area underneath it to remove any leftover roofing cement. After which you will need to use a sharp utility knife to round the back corners of the new shingle slightly. Then simply slide the new shingle into place and drive 1 1⁄4 inch galvanized roofing nails into each upper corner, and cover the nail heads with roof cement.

For Roll roofing you start with inspecting for cracks or blisters in the roofing material and mend the blisters. Cut a line through the middle of the blister with a utility knife, but do not cut the sound roofing felt underneath. Then squeeze out or soak up any water inside the blister. The area needs to be completely dry. After that you will need to spread a generous amount of roofing cement under the loose roofing material and press down. Then drive galvanized roofing nails along each side of the repaired blister. And finally cover the entire top with roofing cement, including the nail heads.

To replace damaged shakes just split the damaged shakes with a hammer and chisel. Then slide the chisel under the damaged shake and remove the pieces. You can use a hacksaw to cut off the ends of any nails that can't be pried out. Try to work around the nails if you can't saw without damaging the good shakes. After that cut a new shake about 3/8 inches (9.5 mm) smaller than the old one using a fine-toothed saw and slide the new one into place and hammer it in with 2 galvanized roofing nails. If old nails that you could not saw off are in the way, use a coping saw to cut notches into the shake so it can fit around the nails. Finally just set the heads with a nail set, then seal them with caulking compound.

Then install a “sister” framing member of the same size and dimension alongside the existing one. The new framing member must be secured in the same way as its companion — with joist hangers or similar connecting hardware. Complete the install by fastening the new member to the old with stainless steel screws driven every 8 to 10 inches.

Check for cracks in decking boards. Cracks usually are more of an annoyance than a structural problem, but they tend to get worse over time. Fortunately, it’s easy to replace a decking board. However, the new board might stand out like a sore thumb — try staining it to match the rest of your decking before you install it. Finally inspect the railing system for loose posts and handrails. Fix the problem by drilling pilot holes and securing the members with galvanized or stainless steel screws.

Even though some lumber resists insects and decay, it's still vulnerable to moisture and the sun's rays. To preserve it without changing the color, use s clear wood preservative that contains a UV protector, which will bring new life to the surface while protecting it from the elements. If you want to add color, use an exterior stain first. Exterior stains come in both solid and semi-transparent finishes.
